Tampa Realtor Associations: Your Complete Guide to STAR and Professional Real Estate Resources in Tampa Bay
A comprehensive resource for real estate professionals seeking membership benefits, education, advocacy support, and networking opportunities in Florida’s third-largest metropolitan area.
Tampa Bay’s Real Estate Professional Community
Tampa Bay stands as one of the most dynamic real estate markets in the United States, consistently ranking among the fastest-growing metropolitan areas in the country. The region encompasses Hillsborough, Pinellas, and Pasco counties, forming a vibrant economic corridor that has attracted millions of new residents over the past decade. For real estate professionals operating in this thriving market, understanding and leveraging the resources provided by local Realtor associations is essential for career success.
The Tampa Bay real estate landscape has undergone significant transformation in recent years, not only in market dynamics but also in the professional organizations serving the industry. In April 2025, the region witnessed a historic merger that created the Suncoast Tampa Association of REALTORS® (STAR), establishing the sixth-largest Realtor association in the nation and the third-largest in Florida, with over 25,000 members serving real estate consumers throughout the Tampa Bay area.
This comprehensive guide explores everything real estate professionals need to know about Tampa Realtor associations, including membership benefits, educational opportunities, advocacy resources, technology tools, and the professional development programs that can accelerate your career in this competitive market.
The Historic Formation of STAR: A Legacy Dating Back to 1911
The Birth of Florida’s First Real Estate Board
The roots of Tampa’s Realtor associations trace back to March 18, 1911, when the Tampa Real Estate Board was founded—making it the first real estate board in the entire state of Florida. The National Association of Real Estate Boards elected the Tampa Real Estate Board to membership and conveyed upon it the privilege of using the prestigious designation “REALTOR®.” Thomas C. Hammond served as the first President from 1911 to 1916, establishing a foundation of professionalism that would shape the industry for over a century.
Hammond’s influence extended far beyond Tampa. He initiated the movement that resulted in the formation of the Florida Association of Real Estate Boards (now Florida REALTORS®) and became its first President from 1916 to 1921. In a particularly significant contribution to the industry, Charles N. Chadbourne coined the term “REALTOR®” and sold the rights to the word to the national association in 1916. The Tampa Board also helped establish Florida’s Real Estate License law in 1923, demonstrating early commitment to professional standards and consumer protection.
Evolution Through the Decades
The Multiple Listing Service (MLS) concept emerged in the Tampa area in the early 1950s when a group of 13 REALTORS® decided they needed to operate more efficiently. In 1957, President Robert Smoak championed the idea of a Multiple Listing Service to the National Association of Real Estate Boards, and the MLS became a separate corporation from the Tampa Board of REALTORS®. This innovation revolutionized how real estate professionals share listing information and collaborate on transactions.
The organization continued evolving: in 1970, Realtron arrived in Tampa, computerizing the MLS. By 1985, the Tampa Board had grown to become the 8th largest trade association in the nation and the largest in Florida. In 1988, the organization rebranded as the Greater Tampa Association of REALTORS® (GTAR), and in 1989, members voted to become an “ALL REALTOR®” Association. The organization became Greater Tampa REALTORS® (GTR) in 2016, and in October 2018, merged with the East Pasco Association of REALTORS®.
The 2024-2025 Unification: Birth of STAR
In May 2024, members of the Pinellas REALTOR® Organization/Central Pasco REALTOR® Organization (PRO/CPRO) and Greater Tampa REALTORS® (GTR) voted to approve a historic unification. On April 22, 2025, the merged entity received official approval from the National Association of REALTORS® to operate under the new name: Suncoast Tampa Association of REALTORS® (STAR).
As Adam Grenville, 2024 President of Greater Tampa REALTORS®, stated during the merger announcement: “To consumers, Tampa Bay is one thriving region. With unification, members can leverage the incredible resources across both associations to provide real estate services throughout the Tampa Bay area with three service centers for more in-person support and a larger combined staff to support member needs.”
The merged association continues participating in Stellar MLS as its second-largest shareholder, with MLS services remaining fully intact. STAR maintains all three local service centers, staff, and charitable foundations from both predecessor organizations. The association is led by co-CEOs David Bennett (formerly of PRO/CPRO) and Jason Outman (formerly of GTR), bringing together over 30 years of combined leadership experience in real estate associations.
STAR Membership: Benefits, Requirements, and What Sets REALTORS® Apart
Understanding the REALTOR® Distinction
Holding a real estate license does not automatically make someone a REALTOR®. The term “REALTOR®” is a registered collective membership mark that identifies a real estate professional who is a member of the National Association of REALTORS® and abides by its strict Code of Ethics. This distinction is crucial for consumers and professionals alike.
The primary differentiator between a REALTOR® and someone merely licensed by the state is the REALTOR® Code of Ethics, which requires members to put their client’s interests first at all times. Becoming a member of STAR means you’re someone committed to continuing education, professionalism, and integrity—values that resonate with today’s sophisticated consumers.
Membership by the Numbers
STAR represents an impressive community of real estate professionals. As of 2025, the association boasts over 25,000 members locally, connecting to more than 1,000,000 members nationally who share enthusiasm and commitment to the REALTOR® profession. This network spans residential sales, commercial and investment sales, property management, and appraisals throughout Hillsborough, Pinellas, and Pasco counties.

STAR as an Accredited Real Estate School
STAR is one of few associations nationwide that operates as a licensed real estate school and continuing education provider. This unique positioning allows the association to offer comprehensive educational pathways, from post-licensing requirements for new agents to advanced designation courses for experienced professionals.
The association’s Professional Development team, led by Vice President Angela Emerson, has earned significant recognition, including the 2020 CIPS Course Provider of the Year and 2020 REBAC Hall of Fame awards. Many classroom-style courses offered to members have been approved for continuing education credits, and the GRI I course provides the entire 45 hours of post-licensing credits needed for license renewal in the first two years.
The Graduate, REALTOR® Institute (GRI) Designation
The Graduate, REALTOR® Institute (GRI) designation represents one of the most respected credentials in the real estate industry. According to the National Association of REALTORS®, REALTORS® who earn the GRI designation make an average of $30,000 more per year than those without it—a significant return on the educational investment.
The GRI program consists of seven courses totaling 105 coursework hours covering topics including marketing, profitability, listings, real estate law, technology, professional standards, and the sales process. Each module combines a 15-hour course with a 1.5-hour exam and is approved for continuing education credit or sales associate/broker post-licensing credit. Students must complete all coursework within five years to earn the designation.
Over 90 percent of GRI designees report receiving value from the education, with more than half giving their GRI training the highest possible rating. The designation signals to prospective buyers and sellers that you have gained in-depth knowledge on technical subjects and real estate fundamentals.

Stellar MLS: Florida’s Largest Multiple Listing Service
Understanding the MLS Advantage
As a STAR member, you gain access to Stellar MLS—Florida’s largest multiple listing service and the third-largest in the nation. Stellar MLS serves over 84,000 real estate professionals across more than 20 REALTOR® associations throughout Central and Southwest Florida, including the Tampa Bay region.
The power of MLS membership cannot be overstated. According to Stellar MLS data, homes listed on the MLS sell for approximately 18% more on average than off-MLS sales because greater visibility drives more competition, leading to better offers. Additionally, off-MLS listings typically stay on the market 20-22 days longer than on-MLS listings because the MLS allows sellers to reach more buyers faster.
In 2024, over 50% of single-family homes sold in Florida were entered into Stellar MLS, with residential sales recorded in 65 of Florida’s 67 counties. The platform offers one subscription, one place, and 30+ integrated tools to support every aspect of your real estate business.
Key Stellar MLS Tools and Features
Matrix Platform: The primary MLS search interface, offering comprehensive property searches, market analysis tools, and customizable reporting capabilities.
Data Coop: Pulls together reports from both MLS and tax records, allowing agents to search for unlisted properties and access comprehensive property histories.
Inrix Integration: Allows agents to search for listings within a certain commute time from a specified location—perfect for buyers prioritizing work-life balance.
MLS Advantage: Enables participating boards and members to share available MLS listings across the state of Florida, allowing single searches to find all matching listings from participating MLS boards.
Realist and iMAPP: Comprehensive tax and public records databases accessible through the Stellar MLS dashboard.
SmartCharts: Integrates residential MLS statistics into easy-to-present formats with gauges, charts, and reports that can be embedded on agent websites.
Down Payment Resource: 70% of Stellar MLS listings are eligible for one or more down payment assistance programs—this tool easily matches eligible home buyers with available assistance.
MLS Education Requirements
New Stellar MLS members must complete MLS Basic and MLS Compliance courses within 60 days of joining. Those who will add and edit their own listings must also complete the Adding and Modifying Listings course. Every two years, members complete a Compliance Refresher Course to maintain active MLS status. STAR handles member support, while MLS-specific questions are directed to Stellar MLS directly.
Tampa Bay Market Statistics and Data Resources
Comprehensive Market Intelligence

Current Tampa Bay Market Overview
Tampa Bay remains one of the most attractive housing markets in the United States. The Emerging Trends in Real Estate 2025 report by PwC and the Urban Land Institute ranks the Tampa-St. Petersburg area as the 4th top market to watch nationally. Key market indicators include continued population growth (the region remains the third-fastest growing in the U.S.), a positive business climate, and job growth projected at 2.3 times the national five-year forecast.
The Tampa Bay metropolitan area—the 17th largest in the nation—has experienced a positive net migration of approximately 54,000 people annually in recent years, driven by favorable climate, job opportunities (particularly in healthcare, technology, insurance, and financial services), and quality of life. This steady influx of residents ensures healthy demand for housing across all property types.
The market has shown signs of stabilization after several years of rapid appreciation. Inventory levels have increased, providing buyers with more options while maintaining price stability in desirable neighborhoods. Long-term prospects remain positive, with experts forecasting moderate annual appreciation of 3-5% in prime zip codes over the coming years.
